Historic District
Tight zoning and exterior change limits. We plan installs around the front-facade rules and run line sets in concealed locations.
Just south of Las Cruces, Mesilla's adobe-walled homes and historic district zoning need a different HVAC approach than typical tract construction. After 35 years working the Mesilla Valley, we know how thick adobe walls retain heat, where ducts can and can't run in protected homes, and which equipment fits without compromising the building.
Mesilla sits at about 3,900 feet on the west side of the Rio Grande. Adobe homes here hold heat late into the evening and lose it quickly overnight, so cooling and heating loads run on different curves than a stucco-over-frame house just a mile north. The historic district overlay limits exterior alterations, which rules out some condenser locations and outdoor duct routing.
We work with mini-split heads and high-static ducted systems when there isn't room or permission for conventional installs. Hard mineral water from the valley's shared aquifer hits Mesilla just as hard as it hits Las Cruces, so water heaters here need anode rod replacement and tank flushing on the same schedule.

Older homes, original ductwork, and adobe construction throughout. Manual J right-sizing and custom sheet metal are routine here.
Mix of adobe and frame homes. Common issues: undersized returns in additions and refrigerant leaks at line-set fittings.
